El Dorado Hills builds are rarely flat-lot builds. Serrano, Highland View and the ridgeline neighborhoods sit on slopes that need engineered retaining, raised bond beams and real soils work before the pool itself begins — often $20,000–$60,000 of structure a valley-floor quote never mentions.
That's not bad news; it's what creates the elevated, view-facing pools this town is known for. But it belongs in the first quote, not the third change order. Pools start at $75,000 and most of our builds average $105,000–$150,000 — overbuilt by policy, because minimum-standard construction doesn't survive a hillside. Slope structure and estate finishes push above the average, and designs, pricing and estimates are always free.

Why is my neighbor's quote so much lower than these ranges?
Check what it excludes — retaining, engineering, decking and permits are the usual gaps. An EDH quote without slope work priced is a quote that will grow.
Does a view lot add value beyond the cost?
Consistently — elevated pool-and-spa compositions are among the strongest outdoor investments in EDH resale. Appraisers here see them constantly.
Can we phase an estate project?
Yes — pool and structure first, outdoor kitchen and shade later. One master design keeps later phases from redoing earlier work.
Who handles the county and HOA paperwork?
We do — El Dorado County permits, engineering and HOA submittal packages are part of every project.
